Fill Out Our Investor Application

Submit proof of funds (POF)

  • This can be a screenshot of your bank account, trading account, HELOC approval or SDIRA account. Ohio Cashflow only works with investors that aren’t looking to finance and are solely purchasing with cash.

Investor introduction phone call

  • You get to speak with one of our awesome turnkey property investor specialists. They will answer all of your questions. Some questions to include could be about our in-house property management and quality of renovations. Please don’t hesitate to ask anything. We are happy to help.
  • A $5,000 refundable good faith deposit is required in order to be placed on our exclusive investor list (if you want to play, you have to pay). For more in-depth information about the $5,000 refundable deposit and other FAQs, click here.

Note: This fee gets deducted from the sale price of a property you purchase or refunded at your will.

Property Presentations

  • After signing the $5,000 refundable deposit agreement, we will email you exclusive property listings as soon as they are available.
  • A pro-forma with market information will be provided.
  • Compariable sales will be presented.
  • Scope of works and photo.

Note: If a purchased property is not yet fully “turnkey”, we will have it renovated and tenanted within 60 days of closing or we will cover your rent after day 60.

Purchase Procedure

  • Contract Signing.
  • Introduction to title company.
  • Receive updates on the renovation.
  • No financing available. Cash ONLY.
  • Final closing HUD from the title company.

After Sale

  • CONGRATULATIONS email!
  • Introduction to property management.
  • After rehab photos.
  • Sail off into the sunset and have yourself a Pina Colada.
